Why electrical inspection and testing matter

Wiring wears out over time, and many faults are hidden behind walls, in the consumer unit or in the loft. An electrical inspection finds problems before they cause shocks, fires or damaged appliances, and gives you written proof that your installation is safe.

Who needs an EICR?

  • Landlords: private landlords in England must have the electrical installation inspected and tested at least every five years and give tenants a copy of the report. Any remedial work the report requires must be completed within 28 days, or sooner if the report says so — see the electrical safety standards for landlords on GOV.UK.
  • HMO owners and managers: houses in multiple occupation carry extra responsibilities, and we provide the testing and paperwork you need to stay compliant.
  • Homeowners: an EICR is recommended every ten years and when you buy or move into a property.
  • Home sellers and buyers: a recent EICR can reassure buyers and surveyors and help avoid delays.
  • Businesses: commercial premises are typically inspected every five years, and your insurer may ask for more frequent testing.
  • Letting agents and property managers: we can provide EICRs across a portfolio, with reports ready for your records.

What happens during an electrical inspection?

  1. Booking and free surveyYou tell us about the property, and we give you a free, no-obligation quote.
  2. Inspection and testingOne of our electricians inspects your consumer unit, wiring, circuits, sockets, switches, lighting and earthing, and tests them against BS 7671. The power will be switched off for short periods during testing. Most homes take 1 to 3 hours, depending on the size of the property.
  3. Findings explainedWe talk through what we found before we leave.
  4. Your reportYou receive your full EICR after the visit, and we confirm the turnaround when you book.
  5. Remedial work (if needed)We quote for any fixes and complete them promptly if you'd like us to.

What do the fault codes mean?

Every observation in your EICR is given a code:

EICR observation codes and what each one means
CodeMeaningWhat happens?
C1Danger presentImmediate action is needed. We make the problem safe straight away.
C2Potentially dangerousUrgent remedial work required.
C3Improvement recommendedNot dangerous now, but worth improving.
FIFurther investigation is requiredSomething couldn't be fully checked and needs a closer look.

A report with any C1, C2 or FI code is classed as unsatisfactory until the work is done. A report with only C3 observations (or none) is classed as satisfactory.

What will I receive?

You receive a full EICR for your insurer, tenants, letting agent or lender, showing the condition of your installation, any coded faults and a recommended date for the next inspection. Certificates are issued on completion, and if remedial work is carried out, we issue the correct certificate for that work.

PAT testing and emergency lighting testing

An EICR checks fixed wiring. We also carry out:

  • PAT testing (portable appliance testing): checks plug-in equipment such as kettles, power tools and office equipment.
  • Emergency lighting testing: keeps your commercial premises compliant and your escape routes lit when the power fails.

We provide both for landlords, HMOs and businesses. If you're not sure which your premises need, read EICR vs PAT testing for businesses.

How much does an EICR cost?

Our EICRs start from £150. The final price depends on the property's size and the number of circuits, and we give you a free, no-obligation quote before we start, with no hidden extras.

FAQs

Electrical inspection
and testing FAQs

01Why do I need an electrical inspection?

Wiring wears out over time, and faults are often hidden. An inspection finds those problems early and gives you written proof of safety for insurers, lenders and tenants.

02How often should an EICR be done?

Private landlords in England need one at least every five years, and before a new tenancy if the last report is older. Homeowners are usually advised to have one every ten years and when buying or moving into a property. Commercial premises are typically inspected every five years.

03What happens during an electrical inspection?

We inspect and test your circuits, sockets, switches, lighting and consumer unit against BS 7671. We switch the power off for short periods during testing. We explain our findings before we leave and send you the full report afterwards.

04How long does an EICR take?

Most homes take 1 to 3 hours, depending on the size of the property and the number of circuits. Larger or commercial properties take longer, and we'll tell you what to allow when we quote so you can plan around the power being off for short periods.

05How much does an EICR cost?

Our EICRs start from £150. The final price depends on the property size and the number of circuits, and we always give a free, no-obligation quote first, with no hidden extras.

06What if faults are found?

Each fault is coded C1, C2, C3 or FI. We explain what each one means, quote for any remedial work and complete it promptly if you'd like us to. A report with any C1, C2 or FI is unsatisfactory until the work is done.

07What will I receive after the inspection?

You'll receive a full EICR showing the condition of your installation, any coded observations and the recommended date of your next inspection. Certificates are issued on completion, including for any remedial work we carry out.

08What is the difference between EICR and PAT testing?

An EICR checks your fixed wiring, such as circuits, sockets and your consumer unit. PAT testing checks portable plug-in appliances. We carry out both, as well as emergency lighting testing.

09Do you test HMOs and commercial properties?

Yes. We provide EICR, PAT and emergency lighting testing for homeowners, landlords, HMOs and businesses.

10Do I need an EICR to sell my house or get a mortgage?

It isn't a legal requirement for most home sales, but buyers, surveyors and lenders sometimes ask for one, and having a recent report can avoid delays.

11Where do you work?

We're based in Knebworth and cover Knebworth, Woolmer Green, Stevenage and the wider Hertfordshire area, plus parts of Bedfordshire and Essex. Quotes are always free.
